No, all of our homes are stamped by an Ontario certified engineer.
Cosmetic hairline cracks might develop in the walls but will not affect your home’s durability or performance.
Yes, the Wi-Fi signal will be reduced, but this is easily overcome with Wi-Fi boosters that can be purchased through your internet provider or a third party.
Each JanVeek home has been designed to accommodate seniors and individuals with disabilities. All the doors (other than some closet doors) are 3’ wide, the corridors are 4’ wide and there are no stairs in any of our homes.
We’ve spent countless hours designing our homes to maximize visual appeal, comfort, construction speed and affordability. This process has allowed us to build homes with less material and fewer trades than other construction types. Lower costs = lower price.
Your bank. JanVeek & Co. does not provide financing at this point in time, but we can assist you in dealing with your bank when it comes to construction financing.
Report all warranty issues to JanVeek & Co. We will work with you to rectify any warranty issues you are experiencing.

So long as we can get a crane and a truck to your job site, we will most likely be able to build you a tilt-up concrete home. Google Maps can usually provide us enough information to make a preliminary decision. A site assessment is conducted as part of the construction process (see “Our Process“)
For urban lots, the locations can not be too dense and needs to have sufficient room for the crane to swing the panels in place. Take a look at the images below.
For country lots, we need sufficient road access for a transport truck and a crane. This means that job sites with only a dirt fire route road will not suffice.
$1,000 to accept our sales proposal and to finalize the house design
$5,000 to conduct a site survey and to submit for a building permit with the city/township/municipality
10% payment before foundation is poured
25% payment before walls are poured
15% payment before walls are tilted-up
40% payment before windows and doors, HVAC, electrical, plumbing, bathrooms and kitchens are installed

JanVeek & Co. pricing is valid for all properties in the 519-area code. All Ontario areas outside the 519 are subject to travel and fuel surcharges. Pricing is subject to change without notice. All JanVeek & Co. sales proposal pricing is valid for 45 days.
Hanging a picture in a tilt-up concrete home is easier than a home with drywall since you don’t need to locate a suitable stud. All you need are masonry screws and a drill set to “hammer”.
The distance from the floor to the bottom of the ceiling is between 11’ to 9’8” since the ceiling has a 2-degree pitch.
Tilt-up construction has been used in Ontario for over 20 years for commercial construction, all we’re doing is using tried and tested building practices for smaller structures.
There are many tilt-up concrete construction companies in almost all parts of Canada except Ontario. We believe this is because the Ontario construction industry can be incredibly conservative and set in old ways of doing things. All we know for sure is that a tilt-up construction offers many benefits over other types of construction.
Each JanVeek & Co. tilt-up concrete home is built as a basement-less bungalow to reduce construction time and build costs.
No, but if your lot currently has a house on it, we can arrange for a demolition to occur, at an additional cost, before we begin building.
Yes, whenever you’re making a large purchase you should have a lawyer review the purchase agreement.
N0. Maybe some time in the future, but right now we only specialize in constructing homes.
Unfortunately we don’t yet offer this service, but you can find land and realtors at www.realtor.ca
We can provide you with a fully customized home, but we won’t be able to provide you with the same time and cost savings. Custom homes start at $350/sq.ft. and take approximately 6-12 months to build.
Yes, if you go with the custom home option.
Yes, all the items that are included in the JanVeek & Co. price will be our responsibility.
No, all design and engineering fees are included in our pricing.
